There is nothing more frustrating that having your home on the market and not getting showings? In this highly competitive market there are choices for Western New York buyers to choose from. They are open to the possibilities and location. If they start their search in Wheatfield, they may seek out homes in Lewiston, North Tonawanda and Amherst as options for their new home.

So how do you in one area of Western New York attract the buyers in a variety of other locations? If you said by marketing your home to potential home buyers you are correct. But do you know how to do that? If you say the best way is in the local newspaper, you might be a little surprised that method is slowly losing the power it once had. And the Internet, visual tours and consumers demanding more has a lot to do with this change. Newspaper ads are very limited in their scope and it is much like throwing spaghetti against the wall, throw enough and something will stick.

A Better Marketing Way?
Today it is important that the Realtor you select to sell your home is knowledgeable with the latest technologies and can maximize your exposure on the Internet. It is no longer the newspaper that will get your home sold, it will be the Internet. Since most buyers are web savvy, they use the Internet to communicate with their Real Estate Agent.

Are you aware that over 80% of home buyers start their home search on the Internet today? They are doing reserach, they are viewing tours and pictures on-line. They are making the determination to see a home long before they step foot into your home.
Sites like Trulia, Zillow and local websites give your home exposure, but how best to use these resources? And are they really that powerful in the Western New York area? Did you know that even Social media sites like Twitter, Facebook, Youtube, Craigslist and Myspace are areas that people are discovering homes for sale.

Price, Location & Presentation
I write to sellers many times about pricing, if a home is priced correctly it will sell quickly. The next biggest hurtle is location. Even a well priced home in a poor location will have some difficulty in selling. So it goes back to pricing the home correctly.

But there is a third factor in getting your home sold and that is Presentation to the Buyer! And I am not talking about Home Staging either. Many times Buyers bring the MLS number to their agent that they want to view in person. It is very possible that they saw the listing with the agent when it first came on to the Multiple Listing service, yet the buyer saw it presented in a different manner on one of the hundreds of websites out there showing properties. The MLS is rather limiting, it is possible that they were not inspired by the photos. What if they are more inspired by more photos presented elsewhere, a visual tours or perhaps a YouTube video? Or they are turned off by the ALL CAPS descriptions or the abr. used to save space. I know this to be true, because I have gone and photographed a home that buyers turned their nose up at when they saw it on the Internet, I put together a quick slide show and they were in LOVE!
