What? The words used to describe your home may affect the sale of your home?
Recently there has been a lot of attention paid to advertising words and their affect on the final sale price of a home for sale. Western New York home sellers should pay attention to this when advertising their homes for sale. Here is a brief list of words that could have a negative effect on your home for sale:
- Motivated seller
- Foreclosure
- Good value
- As-is
- Clean
- Must sell
Words that help with the sale of your home include:
- Beautiful
- Gorgeous
- Gourmet
- Landscaping
- Move-in condition
- Handyman special
It appears that the best thing that sellers can do is state the facts and don’t overly state them.Real-estate listings, not unlike personal ads, are crafted to minimize blemishes and maximize perceived selling points.

Words help potential buyers make the decision to evaluate your home.Apparently the worst thing you can do is say you are motivated in your advertisement according to Ronald Rutherford’s 2000 paper Real Estate Agent Remarks: Help or Hype?

Why does “As-is” have an negative effect on the selling price, but not “Handyman special”?? Both terms sort of give the impression that the property needs work, at least to me they do. Could it be that “as-is” leaves no room for negotiation, whereas “handyman special” doesn’t? I know it’s late and I’m tired, but I don’t get it.
