Niagara County Real Estate Market Report July 2008

Niagara county in Western New York is a great place to call home.  Primarily a farming community, there is a lot of growth and development in Niagara County.   With Niagara Falls there is tourism,  and Wheatfield is one of the three fastest growing communities in Western New York (the other two are Orchard Park and Clarence in Erie county). 

Here are the market conditions for Niagara County communities:

Cambria NY

Market Report for Single-family homes in for July 2008:

  • There is one pending and 33 active homes for sale in Cambria with an average list price of $195,750 (Highest $359,900 Lowest $95,000)
  • In the past 30 days there has been 3 closed sales in Cambria with an avrage sold price of $131,966 and spending an average of 49 days on the market.   Highest sold in the past 30 days sold for $174,900 (129 DOM) and lowest sold for $86,000 (7 DOM)
  • Year to date in Cambria there has been a total of 18 homes sold with an average sales price of $137,505 and spending an average of 96 days on the market.  Highest sold year to date sold for $390,000 (375 DOM) and lowest sold for $32,555 (6 DOM).

Hartland NY

Market Report for Single-family homes in Hartland NY:

  • In Hartland there is 1 pending sale and 17 active homes for sale with an average list price of $129,418 ($29,900 to $249,900)
  • In the past 30 days there has been two sales averaging $98,250 and spending an average of 126 days on the market.  
    • Highest $127,500 – 227 days on the market
    • Lowest $69,000 – 25 days on the market
  • Year to date there has been a total of 13 closed sales in Hartland with an average sales price of $106,385 and spending an average of 87 days on the market.
    • Highest sold – $220,000 – 227 days on the market

Lewiston NY

  • In the past thrity days the average sold price of a home in Lockport is $110,218 and spent an average of 55 days on the Market.  Highest sold in the past 30 days sold for $400,000 (176 DOM) and the lowest sold for $12,000 (1 DOM)
  • Year to date there has been a total of 190 single-family homes sold in Lockport ranging in price from $5,000 (0 DOM) to $400,000 (455 DOM) and average sold price is $97,848 after spending an average of 75 days on the market.

  • Year to date there were 55 homes closed there was an average of $26,333 and 31 days on the market.

  • 1 Pending sale and 21 active listings for homes for sale in DeVeaux with an average list price of $91,852.  Highest $159,900 and lowest $44,900.
  • Sold in the past 30 days were 4 homes sold for an average of $77,875 and spending an average of 92 days on the market.
    • Highest – $102,500 – 212 days on the market
    • Lowest – $59,000 – 15 days on the market
  • Year to date there has been 10 homes sold in DeVeaux with an average sales price of $88,810 and spending an average 70 days on the market.
    • Highest year to date – $161,000 – 212 days on the market
    • Lowest year to date – $51,000 – 9 days on the market

Town of Niagara

  • There are two pending and 25 active homes for sale in the Town of Niagara with an average list price of $114,564 ranging from $10,000 to $190,000.

  • Year to date there has been a total 27 homes sold with an average sales price of $90,292 and averaging 61 days on the market.

Pendelton NY

  • There are 47 single-family homes for sale in Pendelton and 4 pending with an average list price of $273,552 ranging from a low of $82,900 to a high of $570,900.
