Niagara County Real Estate Market Report July 2008

Niagara county in Western New York is a great place to call home.  Primarily a farming community, there is a lot of growth and development in Niagara County.   With Niagara Falls there is tourism,  and Wheatfield is one of the three fastest growing communities in Western New York (the other two are Orchard Park and Clarence in Erie county). 

Here are the market conditions for Niagara County communities:

Cambria NY

Market Report for Single-family homes in for July 2008:

• There is one pending and 33 active homes for sale in Cambria with an average list price of $195,750 (Highest $359,900 Lowest $95,000)
• In the past 30 days there has been 3 closed sales in Cambria with an avrage sold price of $131,966 and spending an average of 49 days on the market.   Highest sold in the past 30 days sold for $174,900 (129 DOM) and lowest sold for $86,000 (7 DOM)
• Year to date in Cambria there has been a total of 18 homes sold with an average sales price of $137,505 and spending an average of 96 days on the market.  Highest sold year to date sold for $390,000 (375 DOM) and lowest sold for $32,555 (6 DOM).

Hartland NY

Market Report for Single-family homes in Hartland NY:

• In Hartland there is 1 pending sale and 17 active homes for sale with an average list price of $129,418 ($29,900 to $249,900)
• In the past 30 days there has been two sales averaging $98,250 and spending an average of 126 days on the market.  
  • Highest $127,500 – 227 days on the market
  • Lowest $69,000 – 25 days on the market
• Year to date there has been a total of 13 closed sales in Hartland with an average sales price of $106,385 and spending an average of 87 days on the market.
  • Highest sold – $220,000 – 227 days on the market
  • Lowest sold – $37,000 – 5 days on the market

Lewiston NY

Here are the home sales for the town and village of :

• There are 3 pending and 83 active homes for sale in Lewiston with an average list $218,042 ranging from $73,550 to $849,900.
• In the past thirty days there were 19 single-family homes for sale with an average sales $172,102 and spending an average of 50 days on the market.
  • Highest – $281,000 – 142 days on the market
  • Lowest – $65,000 – 1 day on the market
• Year to date there have been 68 days on the market averaging $181,708 spending an average of 60 days on the market.

Lockport NY

Market Report for Single-family homes in :

• In Lockport there are 232 active single-family homes for sale and 9 pending/under contract with an average list price of $115,204.  Highest listed  home for sale in Lockport is listed for $529,000 and the lowest is listed for $9,900.
• In the past thrity days the average sold price of a home in Lockport is $110,218 and spent an average of 55 days on the Market.  Highest sold in the past 30 days sold for $400,000 (176 DOM) and the lowest sold for $12,000 (1 DOM)
• Year to date there has been a total of 190 single-family homes sold in Lockport ranging in price from $5,000 (0 DOM) to $400,000 (455 DOM) and average sold price is $97,848 after spending an average of 75 days on the market.

Market Report for Multi-family homes for sale in Lockport NY:

• There are 53 active mult-family homes for sale and 2 pending in Lockport ranging in list price from $10,000 to $190,000.  Average list price in Lockport as of today is $114,564.

Niagara Falls has several communities within it, the first report is all of and then I am providing you the breakdown for the DeVeaux Section of Niagara Falls.

• 254 Active listings ranging from $9,500 to $539,900 with an average list price of $71,889
• There are 13 pending sales of single-family homes in Niagara Falls
• There has been a total of 29 closed sales in the past 30 days in Niagara Falls with an average sales price of $62,426 and spending an average of 70 days on the market.
  • Highest $180,000 – 393 days on the market
  • Lowest $8,000 – 0 days on the market
• Year to date there has been a total of 181 homes sold in all of Niagara Falls with an average sales price of $58,918 and spending an average of 79 days on the market.
  • Highest sold Year to date – $335,000 – 603 days on the market
  • Lowest sold year to date – $5,000 – 0 days on the market

Market Report for All Niagara Falls Multi-family homes for sale:

• In all of Niagara Falls there are are 7 pending and 117 homes for sale with an average listing price of $49,238 ranging in price $4,999 to $159,900.
• In the past 30 days there has been 10 multi-family homes sold with an average of $31,400 and spending an average of 55 days on the market. 
  • Highest sold – $63,500 – 135 days on the market
  • Lowest sold – $10,000 – 10 days on the market
• Year to date there were 55 homes closed there was an average of $26,333 and 31 days on the market.
  • Highest – $50,000 – 72 days on the market
  • Lowest – $9,000 – 6 days on the market

Market Report for DeVeaux Single-Family Homes for Sale:

• 1 Pending sale and 21 active listings for homes for sale in DeVeaux with an average list price of $91,852.  Highest $159,900 and lowest $44,900.
• Sold in the past 30 days were 4 homes sold for an average of $77,875 and spending an average of 92 days on the market.
  • Highest – $102,500 – 212 days on the market
  • Lowest – $59,000 – 15 days on the market
• Year to date there has been 10 homes sold in DeVeaux with an average sales price of $88,810 and spending an average 70 days on the market.
  • Highest year to date – $161,000 – 212 days on the market
  • Lowest year to date – $51,000 – 9 days on the market

Town of Niagara

• There are two pending and 25 active homes for sale in the Town of Niagara with an average list price of $114,564 ranging from $10,000 to $190,000.
• Sales in the past 30 days was an average of $48,333 and spending an average of 36 days on the market
• Year to date there has been a total 27 homes sold with an average sales price of $90,292 and averaging 61 days on the market.

Pendelton NY

• There are 47 single-family homes for sale in Pendelton and 4 pending with an average list price of $273,552 ranging from a low of $82,900 to a high of $570,900.
• In the past 30 days there has been 18 closed sales ranging from $75,000 (2 DOM) to $355,000 (76 DOM) with an average sales price of $173,509 and spending an average of 26 days on the market.
• Year to date there have been a total of 30 closed sales averaging $186,969 and spending an average of 77 days on the market.

Wheatfield NY

• Currently there are 92 active and six pending single family homes in Pendleton ranging in list price from $18,900 to $599,000 with an average list price of $193,630.
• In the past 30 days there has been a total of 18 homes sold in Wheatfied NY averaging $190,022 and 64 days on the market.
  • Highest – $320,00 – 199 days on the market
  • Lowest – $106,000 – 5 days on the market
• Year todate thee has been a total of 78 homes sold in Wheatfield with an average sales price of $173,836 and spending an average of 64 days on the market.
  • Highest – $320,000 – 283 days on the market
  • Lowest – $35,000 – 0 days on the market
