How to Remove Objections for Buyers

I write a lot about setting the stage for showing your home.  Ever wonder why?

It is because buyers can’t always see beyond what is there. They get stuck and don’t see your home as their home. Together we need to give them a blank canvas to paint their own picture of home in your house. It is said that Home Staging is decorating for others. This is so very true! There are a few things you don’t want potential Western New York buyers to see in your home on a showing.

So why do we want to remove the objections?

Well each one creates a strong reaction — positive and negative. Can you really afford to lose the perfect buyer for your Western New York home because someone saw something that they reacted negatively to?

Here are a few things to remove from your Western New York home before you start showing:

Religion. This is one of the toughest ones to deal with. Individuals who have a strong conviction in their faith and practice it regularly tend to display that within their homes. Potential Western New York buyers might become uncomfortable so it is best to remove religious items.

Politics – This really goes hand in hand with religion. Need we say anymore?

Family Photos – Many times they are wonderful and interesting, you want the buyer to focus on the house, not the kids, the dog or events in your life

Sex – magazines, suggestive photos, toys, stripper poles, lingerie, etc. Very few people can get past the mental picture.

Rock ‘n Roll -  Any evidence of the party lifestyle…

Drugs. Both legal and illegal. The illegal — well that is obvious… But do you really want potential buyers knowing your business and use it as leverage in the negotiation process?
