FSBO Case Study: 3321 Craig Drive Wheatfield NY 14120

I live breath and eat Real Estate, so typical Realtor® that I am, on a Saturday morning I am checking things out!  Driving along this morning I saw this tiny sign on the side of the road for a For Sale by Owner.   So of course I had to go and investigate.   From the street it is a lovely home.   The homes that surround this home are all newer and all in great shape.   So I call to talk with the owner.   They have “a friend in Real Estate” and if they decide to list it they will be using them.

Ok, not a problem, I get that  you want to work with your friends.   But I have a very important question for you:  With friends that allow you to sell your home alone with absolutely no advertising other than a sign who needs an enemy?  Obviously they loaned you a flyer box because I picked up a very basic flyer with no photographs.  And from the looks of it they didn’t get any pricing advice either…  Otherwise they would know that they are overpriced for what is happening in the Market.

So how is someone to know that this Wheatfield home is for sale?   Just drive by and discover it, fall in love and over pay?   Cool theory, reality is less Wheatfield home buyers are spending hours driving around the Wheatfield area looking for homes.   They are searching on the Internet. 

I went out on the Internet and wanted to see what I could find about this home for sale:

  • First stop Zillow nope, nothing there, so I went ahead and added the photo and told the world it was for sale
  • Next the For Sale By Owner webites — no not there
  • Went to Trulia - you got it, not there!
  • Finally I went to Google and did a search on the address and I got:
    • a google map
    • discovered that the owner was a member of the 2007 Wheatfield Business Association
    • a listing in the City search website for the owners business
  • Checked the local newspapers, no listing there! 

Kinda makes you want to ask — Do you really want to sell or are you just testing the market? 

So we have another over priced Wheatfield home for sale with absolutely no real marketing going on.   Did you “friend in Real Estate” tell you the dangers of Chasing the Market Down?  Or are they just waiting for you to get completely frustrated so they can sweep in and save the day?
