FSBO Case Study: 2444 River Road Niagara Falls NY 14304

I was driving from my listing at 2238 River Road where I was putting up a sign letting people know that I will be holding an Open House on Sunday when I saw 2444 River Road had put up a For Sale By Owner sign and a black and white flyer for those interesting to take.
If you have been reading me in the past you know that there are mistakes that For Sale By Owners should avoid to ensure that they will get a quick sale of their home.  Or at least stimulate the most interest in the shortest amount of time to ensure that you get a sale!
- This owner has not claimed their listing at Zillow or shared with the world that it was for sale.  I shared the price on the flyer
- Do a google search on the address, the only useful information is the Google Map for 2444 River Road (well this article may be there too by the time you are reading this)
- Not listed on the Trulia site or the For Sale By Owner sites
This is a new listing perhaps they will be doing more in the coming weeks.  I didn’t see it in today’s newspaper either.  So it appears that they are depending on the sign out front of their home as their sole source of advertising of this home.

Interesting tidbits to share with the FSBO’s, I haven’t followed them that closely since the market transition a few years ago but maybe I’ll start taking a look at the trend in my area to see if Zillow has caught on with the sellers.
Hilarious! FSBOs never cease to entertain me. Thanks for the great story. I’m surprised they had it priced right. Most FSBOs don’t want to pay to have it on MLS or other proper advertising and then they jack the price way up past market price.
