Cambria NY Single Family Home Market Report – March 2008

Good news for Cambria NY homesellers!  There has been a considerable amount of activity since the February market report for Cambria NY Single Family homes.   Last month the was 10.5 months, this month it is 3.6 months.   This tells us that buyers are finding great value in the Cambria NY Single-family home market, and if you are a buyer wanting to live in Cambria, he who acts quickly wins.

  • Currently there are 18 homes (down from 20 last month) on the market and one pending/under contract in Cambria NY.  Average list price is $166,656 (Highest: $247,900 Lowest:  64,900)

  • Sold in the past 30 days in Cambria are 5 single-family homes  with an average sold price of $113,011 and an average of 115 days on the market (DOM).  Highest sold in the past thirty days sold for $186,000 spending 320 DOM.  Lowest sold for $32,555 spending 6 DOM.

  • Year to date sold in Cambria NY totals 8 single-family homes averaging a sold price of $153,994 and spending 109 DOM.   Highest sold YTD sold for $390,000 spending 320 DOM and lowest sold YTD occurred in the past 30 days.

  • Compare that to 2007 sold in the same time period.  Seven single-family homes sold between January 1 – March 27, 2008 with an average sold price of 88,760 and spending 72 DOM.   Highest sold in that time period in Cambria sold for $138,000 with an average of 313 DOM and the Lowest single family home sold was $57,240 spending 4 DOM. 

All this indicates that Cambria Real Estate market at this time is showing strong signs of moving into a Seller’s market, but remember that things can change month to month, so until we see several strong months and continued sales I would say at this time we are in a level market.  Now through the summer will give us a clear indication of what is happening in the market.

If you are planning to put your home on the Market in Cambria, now is the time!  But it is not time to test the market.  Buyers are looking for exceptional deals, and the last thing you want to do is “Chase the Market Down” if these trends do not continue.   Cambria NY buyers, if you see something you like, you should act quickly or you may miss out on an incredible opportunity.
