Bad Real Estate Photos cost Sellers Money

Photography is a bit of a passion for me. I can’t tell you the number of times that I have had an out of town client turn their nose up at a home because of photos. I have gone taken photos of the same home and then they are absolutely in love with the home.

It is just a matter of taking the time to care and a little knowledge of how to do things with a camera. And that camera does not have to be expensive. I carry around an inexpensive small digital camera in my purse at all times. I bought that camera a couple of years ago for $129, and I am able to take wonderful photos.

To discuss Bad Real Estate photos, I need to start with what are good photos for Real Estate.Two years ago I photographed the home on the left in the Orlando area. This is not your typical home in WNY, but the photographs are an example of what to do.The photos were all taken with the $129 camera…

Example of Good Real Estate Photos

House looks great. But it wasn’t just take the photos and upload them to a fancy program and I was done. There was some work involved in getting those 65 photos to tell the story of that home.

  • It took me 2 hours of photographing the home. I had to move things out of the way, wipe down counters, clean glass, sweep a floor.
  • These photos were taken on two different visits (one morning and one afternoon) to ensure that the lighting was right.
  • It took me another 3 hours editing the 325 photos that I took down to the 65 that were used.
  • Images had to be adjusted, too much light in one, not enough in another.
  • When I took that photo of the pool — it was green. The pool pump had gone a week earlier and they were waiting for the new one to come in. A little Photoshop magic and the water was crystal clear.

Now the Bad Real Estate Photos

By contrast, here are some photographs that we have recently seen on the internet representing homes for sale. All of these photos don’t help the seller. In fact it causes many buyers to say next and completely discounting what could be the perfect home for them. Had the person taken the photographs took a little time their homes for sale would have shown better.

Could you at least pick up the garbage on the floor?

Perhaps step completely in the room?

How about clearing the dresser off?

Pull the blanket down at the bottom so you don’t see the box spring?

The lighting is so completely off, turn a light on.

Take multiple photographs so if one is blurry you have a backup!

And lastly, don’t forget to straighten a photo.

What are we trying to convey with this space? That it is tight and cramped?

Are we selling the desk and computer too?

This screen saver is mild, we have seen much worse..

When you have a tight space, try taking a photograph vertically instead

Bathrooms this size should always be taken vertically

Put the toilet seat down, close the shower doors.

Turn the light on.

Clear the counter of everything.

Take the towels off the top of the shower doors.

When you leave the fridge cluttered the kitchen feels cluttered.

It brings all the focus to the fridge.

Clear the top of the fridge off, put all the stuff away. It will make the kitchen feel larger.

Turn on the lights!

I am sure that it is an absolutely wonderful railing…

People want to see the outdoor space, not an object.

In this instance, there was a photo of the front of the home, a dark kitchen and this.

How many buyers are going to want to look at this home?
