There are 26 residences available, with sizes ranging from 1,000 to 3,000 square feet and will take up the top three floors of the Avant building. These units will have sweeping views of the Downtown landscape. The $80 million redevelopment of the former Dulski federal building is an interesting option in the Luxury home market in Buffalo New York. One that I really like.French for “forward”, Avant’s classic glass curtain wall profile reflects Buffalo today and tomorrow. Sustainably-designed, this reuse of a former federal building covers an entire city block.
Sustainable choices have driven Avant’s design decisions and has made it the largest recycling project Western New York has ever seen. The glass curtain of high-performance Low-E glass structure represents a cost premium of more than 35% over traditional construction, but promises many decades of of energy-efficient livability. Careful attention was paid to all material sourcing to minimize the carbon footprint of the transportation of goods. Embassy Suites is situated on the first seven floors, Cass A office space on the next five floors and 26 exceptional luxury residences on the top three floors. |

The 28 upscale residential units –with an average asking price of $777,000 — are atop Avant, the former Dulski Federal Building, in the 200 block of Delaware Avenue downtown. The most expensive of the new residences costs $1.73 million.
Uniland Development Co. of Amherst, the firm behind the $85 million Avant project, admits it is pushing the local real estate envelope. “We realize these are the highest-priced condos Buffalo has ever seen, but we’re very confident there is a market for them,” said Uniland Vice President Michael J. Montante. While two of the units have base prices in the mid-$300,000s, 18 of the condos are priced over $500,000, and eight have price tags of more than $1 million.
Over at the Buffalo Pundit there is a great discussion of these condos vs. say purchasing a luxury condo in Fort Lauderdale. If someone sees the value in purchasing at the Avant, they will. So many times I have seen condos go up in Florida and thought nobody will buy them, yet they sell out in a matter of days of the offering. Granted that was in the height of the market. But now, what Uniland is doing is proving that there is going to be a turn around. The developers generally see it before the general population and they see a vision of what Buffalo will be not what is.
