Here are the market conditions for Erie County communities for August 2008:

Amherst NY Single Family Homes

• As of today there are 135 Single-family homes for sale in Amherst and 7 pending/unider contract listings averaging a list price of $272,305.  These homes range from $82,700 to $1,150,000.
• In the past 30 days there has been a total of 27 closed sales ranging in closed price from $103,500 to $570,000 with an average sold price of $219,998 and spending an average of 40 days on the market
• Year to date there has been a total of 128 closed sales in Amherst NY average sales price of $209,505 and spending an average of 57 days on the market.
  • Highest Sold YTD – $708,100 – 385 days on the market
  • Lowest Sold YTD – $40,500 0 zero days on the market

Cheektowaga NY Single Family Homes Sold

• Currently there are 284 active listings and 24 pending/under contract homes for sale in Cheektowaga with an average list pirce of $94,112 ranging from $9,900 to $255,525
• In the past thirty days there are a total of 71 closed Cheektowaga single family homes sold with an average sold price of $90,602 and spending an average of 60 days on the market
• Year to date there has been a total of 82 closed sales in Cheektowaga spending an average of 64 days on the market and average sales price of $88,845.

• Year to date there has been a total of 89 homes sold in Lancaster for an average sold price of $217,849 and spending an average of 56 days on the market.
