This is an interesting advertisement that I found on my car after an Meeting in Cheektowaga back in April. For $45,000 you can purchase a Triple unit in Western New York. Rents are set by Section 8 Tenants (the check come directly from the state to you) Cash intake monthly is $1,645.
Although this flyer was effective in getting my attention, it was the fact that there was not a financing option that will detour many potential buyers. Basically this ad was telling me that the owner was interviewing agents. The owner understood that investors were interested in the monthly intake, but missed giving the information to the correct buyer. They did have the right idea targeting an investor meeting, but what else could they have done? There is a lot! Especially on the Internet.
