New York State is tightening the licensing rules for Licensed Salesperson’s and Licensed Real Estate Brokers effective July 1, 2008. There are some significant changes in the education requirement for NY State Real Estate licenses effective July 1, 2008. There are also new requirements regarding taking of the exam as there are no longer walk-in exams.

Were you thinking of getting your New York State Real Estate License? You might want to get started now and complete all the necessary work prior to July 1, 2008!

For those of you in the process and ready to take the exam:

In order to take either a real estate salesperson or broker examination at the Albany, Franklin Square, Hauppauge, New York City or Newburgh exam centers, you are REQUIRED to schedule an online appointment. Walk-in exams at these locations are not allowed.

If this is your first time scheduling an examination, you must register before you can schedule an examination appointment.

Continuing Education Requirement Changes

  • License Renewals after July 1, 2008 will be required to completed 22.5 hours of approved continuing education. Three hours of which must include fair housing and/or discrimination in the sale or rental of real property or an interest in real property.

  • Grandfathering will end July 2008. In order to be exempt from continuation education, you must meet the criteria for exemption by June 30, 2008. (15 years consecutive years of being a licensed Real Estate Broker)

  • Salesperson’s Licensing change – As of July 1 the Qualifying Course will be increased from 45 hours to 75 hours.

  • You have to take the Sales persons qualifying course if you are attempting to apply for your broker’s license and it has been more than 8 years since taking the Salesperson’s Course.

  • Broker’s Licensing classroom requirement has been increased to 120 hours from 90 hours.

  • Broker candidates must serve under a broker for two years, increased from one year.

  • The minimum age requirement for Broker’s has been raided to the age of 20.

  • Office Managers must be a licensed associate real estate broker who elects to work as an office manager under the name and supervision of another individual broker or one who is licensed under a partnership, trade name, limited liability company or corporation.
