The Truth about Showing Feedback

I am sitting in the office late at night after a crazy day of showing properties, writing an offer, presenting the offer and scheduling my day for tomorrow. I had 3 of my properties shown today, two yesterday and 1 the day before. I have about 10 emails from other REALTORS who want feed back on their properties. I have made follow up calls and emails to the six REALTORS that have shown my properties. I have sellers in an absolute panic because I cannot get feedback immediately. They want to hear that the buyers are absolutely in love their home!

A Fully Executed Contract is the only Feedback you want!

Reality is that there are two types of feed back — a fully executed contract or the home was not for them.

The reasons we already know, home sellers don’t really want to hear what we have to say. As a listing agent, getting feed back is frustrating. I just sat on the buyer’s agent side of things this past week and I see it is no walk in the park either. Recently I had a discussion with agents across the country and we had a really wonderful discussion. A discussion that I think that most home sellers will benefit; Thesa Chambers, Teri Flaherty Eckholm, Wayne Harriman, Mary Pope-Handy, Karen Rice, Mike Rorhig , Jo Soss-Olson & Dena Stevens this wouldn’t be a post had it not been for your insight and wisdom!

What is like to be a REALTOR

In the past few days I showed a 18 properties with three sets of Buyers. I can only remember the home that I wrote with a First Time Home buyer on this morning. So getting a survey with 10 questions rating a home I showed; just pissed me off! I got three of those. I got 6 that had three questions and wouldn’t leave me alone sending email after email until I opened it up and answered. Then I got one agent that repeat dialed me while I was showing their property wanting feedback. The best request for feedback was on my voicemail “Hi this is Mary Smith (name changed to protect the agent) your people came to my open house two weeks ago, they seemed so interested could you give me a call back and tell me what their interest is at xxx-xxxxx.” Two weeks ago I had 6 couples that I know about — looking at open houses — want to help me out and share what address this was and who they were?

Why Buyer’s agents don’t give feed back:

  • They don’t want to tip their hand to their client’s interest in the property
  • They showed so many properties that they cannot remember your property
  • Some feedback would be better left unsaid
  • If they are considering a second showing – they will call and make an appointment
  • They don’t want to help the listing agent with their marketing. In other words, the listing agent needs the feedback to do their job.
  • Why Listing agents want feed back

    Is your home for sale and you are not getting the feedback of the showings that you want? Instead of getting upset with your listing agent, understand that this is a process. The fact is that we won’t always get you feedback from your home showing.

    Stop worrying about the feedback and start listening to your agent about what you should do to get your home sold. As we start to move into a Seller’s Market if your home is not selling it may be price or condition why you home has not sold. There are plenty of properly priced homes on the market that are not selling. It is not price or condition why they are not selling. It could just be a lack of buyers for your home. Even slashing the price will not get you under contract. Some homes are that unique or just in a location that is not desirable to today’s home buyers.
