How Buyers Can Save Money (and aggrevation) on their WNY Home Purchase

You want to purchase your first home but there are so many decisions and you have a few questions. First off, realize that if you are purchasing your first home or your 10th home in Western New York you are going to have questions. No question is a dumb question!

The process of purchasing a Western New York home (or anywhere) can be frightening but it does not have to be. It does not have to be overwhelming either. That is why you enlist the assistance of a Realtor®.

Before you even start dreaming of owning your home, you must apply for your mortgage if you are not paying cash for your Western New York home. You will need to work with a bank, Mortgage Banker, or Mortgage Broker to start your Mortgage Application; they in turn can share with us the amount you are qualified for. This will tell you exactly how much money you can spend on your new home.

The first decision you are going to make is where you are going to live in Western New York. Questions to ask when you are selecting location include:

  • Do you want a more country life with farms all around?
  • Do you prefer living in a place that all the houses look the same?
  • Does your taste run to the city lifestyle?

Once you decide the bigger location question then you have the type of street that you want to live on:

  • Busy street – these homes tend to be cheaper, traffic and noise could be a problem
  • Cul-de-sac – private, less busy street
  • Corner lot – these lots tend to be larger, more sidewalk to shovel in winter
  • How close is public transportation?
  • Is there a school nearby or playground or park?

The type of single family home that you want to purchase can have many variables. The more that you can decide on the onset of the purchase the easier the process can be. Questions you need to answer:

  • Single Story, Split level or two-story home?
  • How many bedrooms do you require? Bathrooms?
  • Is there a specific amount of Square footage that you require?
  • Do you have to have a family room? Two-car attached garage?
  • Do you want a fire place?
  • Does it need a swimming pool?
  • Do you want a large yard, or a small one?

Once you narrow all these decisions down, now is when we get to work and narrow down the options for you. Don’t get caught up in the Analysis Paralysis, just keep on track that purchasing your Western New York home.
