MLS Frustration – Pending Sales

Is that home really still available?

I hate looking like an idiot!   And there are times that fellow Realtors actions do just that!

Too often I go to show a listing on the MLS (Multiple Listing Service) and I call set up an appointment, show the home to people that are very interested in the property and they have a question before they want to put an offer in.  Only then do I find out that “We are waiting on the home inspection tomorrow before we pend it on the MLS”.   I have even gone through the process of writing a contract only to find out there is an offer that has been accepted and they were just waiting for the home inspection.   It is one thing to have this happen if you get the scheduling service and they just don’t know.  But what is the agent’s excuse when you speak with them directly about showing the home they have a contract on and not inform me of the pending sale?

Who’s fault is it?

Well I would have to put the problem squarely on the Buffalo Niagara Association of Realtors.  There is no enforcement of rules that are in place.   If I did this in Florida I would be paying hefty fines.

I shouldn’t have to ask is there a contract, it should be listed on the MLS.    We have a category for this on the MLS!  Many Listing agents don’t want to list it in that category because it will not show up on the search engines and possibly lose some phone calls by potential buyers.   I have run into this many times in the past few months and it is beyond frustrating not only for the Real Estate community as a whole, but the consumer too.   Consumers start to connect to a home when they see it on the Internet, they get excited, then we look like complete idiots by showing the home that is already sold to another buyer.   I have significant web presence so I get lots of the calls from consumers wanting more information on homes for sale.

Understand that the status of a sale is completely out of our control.   As soon as I have an accepted contract, I change the calls to me directly and inform the agent calling regarding the status.    We have a status that allows the home to be continued to be shown, but the buyer’s agent knows what is going on.
