I just want my home sold
You want results. You want the best exposure for your home for sale in Western New York. We want to deliver them to you. Delivery means doing business differently today.
The difference is the Internet.
Why our Networking will assist in getting your home SOLD:
Our weekly email newsletter, is distributed each week to interested buyers, sellers and investors. We make sure that our listings are showcased, market reports, and information that buyers, sellers and investors want to know is presented. The phone rings after it is sent. Direct, immediate result. We have a print version of our electronic newsletters, which point back to our Blog that we give it out:
- In every packet we hand to clients
- It is used in our regular mailings to expired listings, neighborhood mailings, Investor communications, and our correspondence to our current listings
- We bring these newsletters with us everywhere
- Remember door knocking? We use these newsletters to hand out when we are walking neighborhoods. The other side is a market report for the neighborhood we are walking with a reminder that they can find the latest statistics on our site
The Internet is only one tool of many.
Occasionally we invite a few people to have drinks and meet our entire team. It is light and social, small scale and it almost always results in business. We are able to talk to people one-on-one in a relaxed manner. It does not stop there, we:
- attend regular Investor Club meetings
- created a Social Network for Western New York
- are commenting on other Western New York Blogs
- make presentations to clubs, schools and senior centers around the area
- invite potential Business Partners out to breakfast or lunch
- I am involved in the community. As a member of Niagara Rises, I made a connection which resulted in the Niagara Reporter placing this blog their Web Exclusive! Notable Web Sites Noted. That did not happened because I blogged, it happened because I am out there meeting people.
- call everyone on our database, regularly. I am on the phones and engaging in a way that I never was able to before. Our writing on the Internet starts the conversation!
Each time we are out, we have an opportunity to share your listing with someone, be it our telling them, giving them our newsletter or sending them to our websites. Our web presence means that we are easy to find on the Internet. Search “DeVeaux Homes” we have 4 out of 10 positions on page 1 in Google (as of this writing). The other 6 positions are for a DeVeaux in Ohio or Maryland. In other words we own Page one for the popular DeVeaux Section of Niagara Falls. So if a buyer is looking for a DeVeaux home in Niagara Falls, who are they most likely to call? The same can be said for Williamsville, Amherst and the rest of Western New York.
Be the Real Estate Source.
We know that the Western New York , and are looking for answers. We are giving it to them by articles targeted to buyers and sellers of homes, and Real Estate investors. Regular , and information regarding real estate is what people want to see. That is bringing in the calls. Residential Real Estate is our primary focus, commercial and highlighting Western New York issues secondary.
We review the searches that people arrive on our site with. We see trends and we write to it. was written because of the number of inquiries we found coming onto our site for the search term “What is a Short Sale”.
The focus is about Western New York, more specifically Buffalo and Niagara Falls. Real Estate, Buying and Selling Homes. That doesn’t stop me from writing about:
- Niagara Homecoming June 23-26, 2011
- The sports in Western New York
- Traffic issues, or winter driving tips
- Niagara Falls attractions
- Florida Real Estate
- Just feel good stories
Be Bold! Take Action!
A better marketing plan, bolder approach to sell homes that is resulting in listings that are being sold, people finding us and in the process, we are the leaders in the Niagara Frontier with the Internet. We are the voice of the real estate business in Western New York on the Internet.
We may even stir up a little controversy along the way. was a direct result of conversations I was having with readers. Many believed that the Zestimates were accurate because they read it on the Internet. I had numbers from the MLS to the contrary. Frustrated, I choose to write about them and Drew Meyers from Zillow immediately called and confirmed in a comment that they were not as accurate in Niagara County as they would like.
You want your home SOLD!

Nothing that happens here is by accident. It is calculated and measured to produce results – Homes SOLD! Great practical advice. Learn about all the marketing tools and chose the ones that work best for you. It is not an either/or proposition.

Colleen, I’m reading this post and must echo what Brian Brady said in the first comment! You have captured the essence of what being on the Internet means to the consumer. When it is done properly, it opens up a world of possiblity.
If it’s just slapping a listing on the MLS…well, it’s the equivalent of being buried under a mountain of data. Choosing a real estate agent who knows how to “create the difference” is extremely important. Thanks for an excellent post.
