Does your Handyman Special have a stunning renovated price tag?
Your home has been on the market for awhile now, and you are wondering why your home is not getting showings. Buyers are not willing to over pay for a home at this time. They have options and most buyers want move in condition and are willing to pay for it. Many of today’s buyers don’t have the time to make renovations and they are not willing to compromise. If they feel that the home has been neglected, they are moving on to other similarly priced homes in the area.
Your Buffalo Home Appears to be a Handyman’s Special
The Internet has educated today’s buyers. They are better educated and they know what is happening in the Real Estate Market. Many have been sitting on the fence just waiting for the right home to come on the market priced correctly; and not only in your community, but in surrounding communities as well.
Why is your home still on the market while others are selling quickly in your area? The problem might just be that you see your house as perfect when it is is less than perfect condition.
Trust me I have had so many conversations with sellers that I have heard it all. I will turn down a listing rather than put one on the market that I cannot sell. I watch, the ones that I turn down some have sold (interesting to note, all closer to where I told them and not where they listed), many are still on the market and some decided not to sell at all. I have two listings coming in the next 30 days that owners have listened to me, are doing many of the minor fixes to ensure that their homes show well. They fully understand the importance of price and understand the true value of their home in today’s market.
Unless you are marketing your as a fixer upper, than you should make sure that the buyer does not see signs of neglect in your Buffalo home. It might also be time to consider a price reduction on your Buffalo Home. Today’s buyers have a lot of options, they will just pass over a less than perfect home when they find them.
What areas are we talking about? Things like:
- Screens with holes
- loose tiles
- chipping paint
- dripping faucets
- dirty appliances
- when is the last time you changed the air filter?
- dirty grout
- broken light fixtures
- carpets that need cleaning
- wallpaper from 1973
- dirty windows
- rooms that need painting
- dated looking kitchen cabinets, mismatched appliances
- does the front yard need some work
These items might lead the prospective Buffalo buyer to think that the home has not been properly maintained. Don’t think you have to be decorator perfect to get top dollar. Neutral, neat and well maintained homes command more money and sell quicker than homes that need work. When there are signs that minor upkeep was not done, that there may be problems with major items such as the furnace and air conditioning, roof leaks, gutters and downspouts etc. This may or not be true, but by taking the time and effort to do the inexpensive repairs you will be reassuring buyers that your home is well cared for and warrant the price you are asking.
