Diana Ross can sing “It’s my house” but when you are selling your Western New York home you shouldn’t. I sat in a Diana Ross concert earlier this year at the end of the show as she sang the song above, I had thought about some of the difficulties we run into when trying to sell homes in Western New York…
Many times home sellers say they do not care about the importance of home staging. I want to tell you that it is important how you present your WNY home to potential home buyers. When selling your WNY home you need to remove the focus from you and your family and create the opportunity for someone to envision making it their home. When you live in a home you decorate it for yourself, while when you are selling that home, you need to decorate it for others. When you decorate for others you need to appeal to the greatest number of potential buyers. Often home sellers are blinded by their love of the home to see what home buyers see.

Keep in mind, when selling your home you may want to:

Acknowledge that your sense of style may not be the same as the majority of people. Yes you love your avocado appliances and they are really retro — but the majority of WNY home buyers will disagree with you at how cool they are. Read Also: Your Home’s Job Interview – The Showing

Remove things that could distract from the home, things that evoke strong emotions:
- Religious items
- Political Affliction
- Pet Evidence
- Things of a sexual nature
- Anything of a radical party lifestyle
- Personal photos
- Collections of things and other valuables

Don’t leave obvious minor repairs for the next owner. Fix the things that are quick and easy. Touch up paint.
