Does it really matter?
Seriously!?!! In today’s Mobile world we have to have this discussion. Let’s think about this objection for a moment.
Honestly what difference does it matter where an Agent bases their home operation? Realistically where an Agent lives and works out of no longer plays any part in how they are able to market your home for sale.
Today’s technology enabled Agent can do everything from their phone, including sign contracts. What should matter is how are they going to market your home and provide you the information you need to make informed decisions on the pricing and marketing of your home.
Western New York has this Northtowns/Southtowns adversarial attitude that really shouldn’t play in the decision who is right for you to work with. Someone somewhere down the line decided that around West Seneca there was a divide. No one should cross that divide. Truth be told there is an Erie/Niagara county divide as well, and don’t even get me started with Chautauqua county vs the rest of Western New York. It is like we are dealing with the Hatfields and McCoys!
I am going to let you in on a little secret – Buyers don’t care! They are searching on the Internet! They are looking for homes, information about neighborhoods and help in making this all important decision about the home that they will purchase and call home. They will use information from wherever they can find it.
What is your goal?
To sell your home in the shortest amount of time, for the highest dollar. Where your agent calls home should not stop you unless you are expecting them to physically show your home just because someone calls and wants to see your home right at that moment without checking to see if they can afford to purchase your home.
What should matter first and foremost is the relationship you have with that Agent. How comfortable you are with them and that you are confident that their marketing plan will be best for you. That the agent you have marketing your home does everything possible to market your home fully. Market on the Internet, in the neighborhoods, to fellow REALTORS, and potential buyers by newsletters, flyers and articles on the Internet.
Many home sellers view all agents the same, and have the idea set in their mind that agents get paid too much for entering the listing into the MLS. That is a fatal mistake!
It is the result of strategic marketing! It may make the difference between listing your home, and selling your home! It makes the difference if you sell quickly, or you stay on the market for an extended period of time with no offers or very low offers. Selling quickly doesn’t mean that you underpriced your home – it means you priced it correctly. There is no strategy on anyone’s part to just put a sign in the ground and just expect it will sell.
It is not the agent with the most sold properties that will ensure that your home is sold. It is the agent that pays attention to the details and works towards getting your home sold. The best agent for you doesn’t necessarily work at the largest brokerage, close the most transactions or make the most money. The best agent for you is an experienced professional who will listen to you, conduct their self in an ethical manner and knows your market.
Open Houses and Agent Caravans will not sell a home either. We are in different times, changing real estate markets, fewer buyers, more homes, increased competition from new homes that have competitively priced the product with incentives to move the building inventory!
There is this thing called the Internet…
You might have heard about it, Al Gore claims he created it. That really doesn’t matter, but what does is home buyers are using it on a regular basis. They are searching on sites like Realtor.com, Trulia.com and Zillow.com. More importantly they are taking to Google to find out information about the home buying process and to search for homes. They are taking to Facebook, Twitter, Linkedin, Pinterest, and countless other Social Networking sites.
The smart thing to do is ask questions before you put your home on the market. You need to think of the realities of home selling! Since over 92% of all home buyers start their house hunting on the Internet, and over 75% first see their home online it is important to ask how many unique visitors come to their site each day?
