I have been in this home several times and it is lovely. Below are my photos of the property. This home has been on the market since April 30, 2010 where it started at $579,900 expired with the first listing agent with one price reduction to $549,900 in August. It was immediately listed with another listing agent at a new price of $529,900, the listing expired February 1st and it has been immediately relisted at the same price. As of April 20, 2011 the home is listed for $520,000. This home was relisted with a third broker, who was able to get a price reduction to $520,000 on March 14, 2011. As of August 29, 2011 the price is now listed at $474,900. December 22, 2011 and there has been no change in price. March 15, 2012 it has been listed with the fourth agent and now is listed for $449,900.

Looking at what has sold in Niagara County and the current state of the market it seems that this home is priced very high for the current conditions. Just my thought….
